Conveyancing and Selling your home by FDW Law
Questionnaire:
We will be sending you one or more, (depending on whether the property is freehold or leasehold) together with enquiries before contract. Please complete and return all documents.
Deeds:
We will need to know as soon as possible the whereabouts of your Title Deeds, if they are with a Bank or Building Society please ensure that you complete the name, address and mortgage account number on the Client Questionnaire provided in this pack. If there are any additional loans or mortgages registered on the property please provide full details. It may be that your lender does not hold the Title Deeds as these have been de-materialised, this means that the balance of the Title Deeds following completion have been sent to you for safe keeping. If this is the case or if the property is mortgage free please forward any documents in your possession to us at your earliest opportunity.
Insurance:
Please note you should maintain building insurance on your property until completion has taken place.
Meters and Charges:
It will be your responsibility prior to completions to arrange for any telephone, electricity, gas, and water and council charges to be settled on the date of completion. You should read the meters at the property when you complete to ensure that your final bills are correct.
Keys:
If there are Estate Agents involved please let them have at least one set of keys on or before the completion date. We will authorise the release of this set to the purchaser when we are in receipt of the completion monies. Any other keys should be left at the property.
